A Public-Private Parking Project on Miami's South Beach.

    In December 1992, the City of Miami Beach issued a Request for Proposals (RFP) for the development of a parking garage within the Historic "Art Deco District" of South Beach. The city manager at that time, Roger Carlton, sent out a request to prospective developers explaining that the City of Miami Beach was "taking a dramatic first step to solve the parking problem in the South Beach area." He continued that the City was "soliciting proposals from developers, property owners and other interested groups to develop solutions," emphasizing that "the parking solution for the area must involve the private sector."

    Goldman Properties responded to the RFP and was chosen to join with the City in this important public-private project. In 1993 Goldman Properties announced a competition to design the parking garage between 6th & 7th street on Miami's South Beach. Ten architectural companies submitted designs based on the following brief:

    "Ballet Valet's (Goldman Properties) intent and desire is to create and develop an architectural project worth of the highest respect and acclaim of the Art Deco Community and historic tradition of the South Beach environment.

    The goal is to achieve a "signature" exterior treatment with a unique image to create a landmark structure with an individual identity that will become the focus of arrival to this area of South Beach. And it must be done in good taste, appropriate massing and scale, attention to texture, color, details, etc.

    This site is a natural for a parking facility with ground-floor commercial space. Its location for this usage is ideal and superb. The geometry for the special functional arrangement has been determined. The objective now is to articulate the exterior façade to create an architectural statement worth of the highest standards of South Beach and the Art Deco Community. The challenge is to maximize this opportunity to create a landmark property that will set an even higher standard of quality design for South Beach now and in the future."

    The winning conceptual design was submitted by Arquitectonica, and the garage opened to much public and critical acclaim on February 28th, 1996.

    In 1999 the "Ballet Valet" parking project received two prestigious awards:

    • Urban Land Institute - Award for Excellence
    • International Parking Institute - Award of Merit
